Court orders tenant to vacate property over unpaid rent

A Rent Tribunal Court in Akure, Ondo State, has ordered a tenant, Owoeye, to vacate a property by January 31, 2025, after failing to comply with an eviction notice issued by his landlord, Dr. Olu Martins.

The landlord, who rented out a one-room and parlour self-contained apartment to Owoeye at N150,000 per year, accused the 32-year-old tenant of disregarding a quit notice set for January 6 to January 14, 2024.

Dr. Martins also revealed that the tenant owed N87,500 in rent arrears, which covered eight months of unpaid rent.

During the hearing, Dr. Martins expressed his frustration over the situation, describing the tenant’s actions as unbearable.

“I’ve been patient with him for months, but he refuses to pay what he owes or vacate my property. This situation has caused me financial distress,” he said.

In his defence, Owoeye pleaded for leniency, citing financial hardship and difficulties in finding a new place to stay.

After considering both sides, Tribunal Judge S.A. Ogunjobi ruled that Owoeye must vacate the apartment by January 31, 2025, and settle the outstanding rent arrears before leaving.

The tribunal also warned that failure to comply with the judgment would result in legal enforcement, which could include eviction by court officials.
